The kids are back to school on Sept. 2nd. And I hope to be back on track with my blog. &lt;br /&gt;&lt;br /&gt;Business has been very good.  I can't complain.  In my opinion, sales in my area the NJ Shore have been much better than last year.  I haven't stopped to look at actual numbers in my area but people are out there wanting to buy and not just sitting on the sidelines and waiting. &lt;br /&gt;&lt;br /&gt;That being said--prices are still in the down cycle.  There are still too many homes on the market for sale.  The lessons we learned in school about supply and demand and pricing are at work here.  But nevertheless, things are moving right along.  The rates are still low and if you are a 1st time buyer even better because right now there is the $8K tax credit that you can take advantage of until November 2009. &lt;br /&gt;&lt;br /&gt;For me, I hope to try to enjoy the last couple of weeks with my girls.  The weather has been absolutely awesome lately and don't want to waste any time of fun until their off to school. &lt;br /&gt;&lt;br /&gt;Wishing you a totally terrific rest of summer no matter where you are. No updates since May shame on me.  But if anyone is out there following Real Estate Lu; I am on Twitter and Facebook keeping up with Real Estate tips, Feng Shui tips,  Area information,  Green innovations and what I feel could be of some value to my readers.&lt;/div&gt;&lt;div id="ms__id47"&gt; &lt;/div&gt;&lt;div id="ms__id43"&gt;Everyday economy is one of the hot stories.  Very happy that the stock market is doing much better this summer.  The Real Estate Market on the other hand is still moving very slow.  It is moving however; don't get me wrong.  I feel that Real Estate sales are higher this year than last.  I work in the Monmouth/Ocean market and pay close attention to the Activity, especially what is under contract and closed.  I see more buyers lately.   Possibly due to many who were waiting it out for the best deals decided to jump in.  They are getting them many cases and taking advantage of that $8,000 tax credit that won't be here forever.&lt;/div&gt;&lt;div id="ms__id45"&gt; &lt;/div&gt;&lt;div id="ms__id44"&gt;Changing gears a bit.  My Home State of NJ much to my surprise is still ranking pretty high on the Millionaire list.  I just read an article in the Asbury Park Press that notes we are #3.  Please read the link below.  &lt;/div&gt;&lt;div id="ms__id46"&gt; &lt;/div&gt;&lt;div id="ms__id48"&gt;That ranking is much to my surprise, since so many that I know have lost jobs, Real Estate inventory is still very high and foreclosures are looming over all the market place. So we’ll go over how use solar energy to help power your outdoor lighting setup. &lt;/div&gt;&lt;br /&gt;&lt;div&gt;&lt;/div&gt;&lt;div&gt;Today there are hundreds of solar lights out there, and a number of major lighting manufacturers utilize the sun’s power. Most of these products are pathway lighting, but recently we’re seeing lanterns, post mounts, and even flood lights that run solely on solar power. This is in large part thanks to technological advances in the production of the photovoltaic cell battery, which is responsible for storing the sun’s energy into usable energy. For a long time, most of these batteries were not powerful enough to be able to store enough energy to provide lighting at night, or if they were then the batteries were too unwieldy and expensive to be able to use for residential lighting. However, changes the chemical makeup of the battery’s semiconductor has enabled the production of smaller batteries that are able to store and release enough energy to provide adequate night lighting. While these batteries are not powerful enough to provide home electricity, their size and inexpensiveness made them ideal for outdoor pathway lighting.&lt;br /&gt;&lt;/div&gt;&lt;br /&gt;&lt;div&gt;This in turn helped spur a trend among homeowners and landscapers beginning using path lighting, post lanterns, and other forms of outdoor lighting to enhance the appearance of the yard space while at the same time providing a sense of security for the house’s occupants. Outdoor yard lighting for a number of years fell a bit out of vogue, as many viewed it as too expensive and wasteful. But solar technology has enabled the average home resident to purchase additional lighting without having to worry about their impact on the environment, not to mention their electricity bills!&lt;br /&gt;&lt;/div&gt;&lt;br /&gt;&lt;div&gt;This goes to show that sometimes it is best to think small when it comes to energy saving. We can improve our planet by being more conscience of how fragile and scarce our resources have become over the years of neglect and abuse.&lt;br /&gt;&lt;br /&gt;A few ways to help, its so easy:&lt;br /&gt;&lt;br /&gt;* EARTH WEEK begins today.  Don't forget to reduce, reuse, and recyle. Many have children in the Little League.  Why not, give your old equipment to someone in need.  Don't let it gather&lt;br /&gt;dust in your garage; give another child the opportunity to play!  That would include all sports, clothes and items that you are no longer using. &lt;br /&gt;&lt;br /&gt;* NATIONAL TURN YOUR TV OFF WEEK is April 20-26th.  SO.......turn off the TV and go have a catch with your kids, ride a bike, take a walk. It will be healthy and fun for your whole family!!!&lt;br /&gt;&lt;br /&gt;* TRY unplugging all your appliances, computer, TV's after use.  You would be amazed at how much you can save in your utility bills and wasted energy overall.&lt;br /&gt;&lt;br /&gt;* IT'S a great time to start your own vegetable garden.&lt;br /&gt;&lt;br /&gt;* INSTEAD of having lunch delivered to your office, walk to a nearby restaurant and save take-out containers by dining in. Or bring your own container to the restaurant and have it filled there. At the very least, bring a set of your own silverware and a bottle of your favorite condiment to the office so you can skip the plastic utensils and the little packets of salt, pepper, ketchup and soy sauce.&lt;br /&gt;&lt;br /&gt;So many things in so many little ways can go a long way.  If everyone does one little thing, what a World this can become and what a legacy we will leave for our children and generations after. I thought it would be helpful to know what &lt;span style="color:#ff6600;"&gt;Alkylphenol Ethoxylates (APEs) &lt;/span&gt;&lt;span style="color:#000000;"&gt;are.  They are found in laundry detergent,  O&lt;span style="color:#000000;"&gt;r &lt;/span&gt;&lt;span style="color:#cc6600;"&gt;PABA&lt;/span&gt; &lt;span style="color:#000000;"&gt;an ingredient that was used in sunscreens but no longer because about 40% of those who use it are allergic&lt;/span&gt;.  &lt;/span&gt;&lt;br /&gt;&lt;br /&gt;A to Z terms and definitions put together by the Green Guide.  It's good to be smart and safe. Especially since last summer the NJ economy has been going down the tubes and all you hear &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_0"&gt;politicians&lt;/span&gt; argue and come up with lame &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_1"&gt;proposals&lt;/span&gt; and ideas on how to fix our rapidly sliding economy. &lt;br /&gt;&lt;br /&gt;Our unemployment level has been the lowest it has been in over 25 years.  This link features the newest proposal to help create jobs.  It is a start but it doesn't really chip the tip of the iceberg of debt that we currently face.  It seems to hit one segment of what needs to be done? Phew, in a way I was glad to say goodbye to "2008". I found myself officially a single mom in 2008. A new adventure for me and my girls. It is the hardest job I have ever hard in my life.&lt;br /&gt;&lt;br /&gt;As a Realtor, a definite challenge with the market being the way it has been. I choose to ignore the bad and focused on the good and had a better year than I did in "2007". I will chose to do so again. The best thing we can all do for ourselves is to be focused on building a bright future, no matter what.&lt;br /&gt;&lt;br /&gt;My German &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_0"&gt;Shephard&lt;/span&gt; "&lt;span class="blsp-spelling-error" id="SPELLING_ERROR_1"&gt;Sammantha&lt;/span&gt;" went to heaven. Sad for me as she was my first baby, my first dog and a faithful and loving companion for almost 14 years. We were all blessed to have her in our lives. I will forever hold her in my heart and cherish all the memories, laughs and fun that we all had as a family. "My Sammy" may she rest in peace.&lt;br /&gt;&lt;br /&gt;I learned a lot this year. A lot about life, challenges, being a mom, and a hard worker. I wish to continue moving forward, helping others make a change for the better in their lives. I wish to be able to use my experiences in life to bring forth the best choices for my clients in the Real Estate business. This will be a better year in Real Estate, an ideal time to buy a home or move up to the home you have always wanted. Mortgage rates now are at all time lows and if you can buy-you should buy now.&lt;br /&gt;&lt;br /&gt;This will be an interesting year. A new President brings the hope that we all need to have confidence in changing our world for the better. He needs to be the catalyst to helping our economy build itself back together again. He need to be the driving force to bring jobs back, stimulate the housing market and make our country the country it deserves to be.&lt;br /&gt;&lt;br /&gt;This year we all have to work together to be a positive force in our lives and if possible the lives of others. I believe that if we all strive for the best, be the best and believe in the best outcomes it will happen. This year brings many more challenges but I think that hard work and good positive thinking we will all overcome.&lt;br /&gt;&lt;br /&gt;Lastly, I viewed a video that sends a positive message to all, it's short but does put things in perspective. Item's are priced for as little as $2.00. The Madonna House a local charitable organization founded in 1987 to help poor families in need. Items collected are primarily childrens items but adult clothing, household items, diapers, baby formula, toys, carriages, basically anything a mother and child could use. This charity founded on Love and Kindness could use volunteers to help in the Donation area and in the Thrift Store. Hours are flexible, experience not necessary. In staying consistent with my blog and my concerns about home, safety and Real Estate.  I wanted to share the article below for anyone wanting to know more about cleaners, labels and certifications on cleaners.  Sometimes the best clean you can get is with some good elbow grease and some soapy water.  Baking soda is also not a bad option either.   I also highly recommend Melaleuca cleaners.  I use them all the time.  They work, the don't use harsh chemicals and some of them smell pretty good. Please review below and see what you can use to help you save.&lt;/p&gt;&lt;p&gt;&lt;br /&gt;1.  Check the insulation in your attic - and install more if needed. &lt;/p&gt;&lt;p&gt;2.  Lower the temperature on your hot water heater down to 120 degrees Fahrenheit   (55 degrees Celsius)&lt;/p&gt;&lt;p&gt;3.  Toss a water heater blanket over that hot water heater as well.&lt;/p&gt;&lt;p&gt;4.  Install ceiling fans in most rooms. &lt;/p&gt;&lt;p&gt;5.  Wrap exposed water pipes with insulation. &lt;/p&gt;&lt;p&gt;6.  Install a programmable thermostat - and learn how to use it.&lt;br /&gt;&lt;/p&gt;&lt;p&gt;7.  Hang a clothes rack in your laundry room (or, better yet, an outdoor clothesline).&lt;br /&gt;&lt;/p&gt;&lt;p&gt;8.  Check all toilets &amp;amp; under-sink plumbing for leaks or constant running - and check faucets, too. &lt;/p&gt;&lt;p&gt;9.  Replace your air handling filter.&lt;br /&gt;&lt;/p&gt;&lt;p&gt;10. Make sure the vents in all rooms are clear of dust and obstructions.&lt;br /&gt;&lt;/p&gt;&lt;p&gt;11. Mark any cracks in the basement with dated masking tape.&lt;br /&gt;&lt;/p&gt;&lt;p&gt;12. Install CFL and LED light bulbs in some locations.&lt;br /&gt;&lt;/p&gt;&lt;p&gt;13. Choose energy efficient appliances, even if you have to pay more up front.&lt;br /&gt;&lt;/p&gt;&lt;p&gt;14. Set up your home electronics with a SmartStrip or two.&lt;br /&gt;&lt;/p&gt;&lt;p&gt;15. Air-seal your home.&lt;br /&gt;&lt;/p&gt;&lt;p&gt;16. Plant shade trees near your house.&lt;br /&gt;&lt;/p&gt;&lt;p&gt;17. Take advantage of tax benefits for any improvements you make.&lt;br /&gt;&lt;/p&gt;&lt;p&gt;18. This is a big step for NJ to join in the fight to take care of our planet earth. I figured once the kids got in school then I would have some time. September turned into, back to school nights, getting the kids to their after school activities added to being a working single mom took the time by a windstorm. The time just came and went. I can't believe it's mid October. I just about got my Fall decorations out. The weather feels so nice and brisk but not cold. It's such a beautiful time of year.&lt;br /&gt;&lt;br /&gt;As of late, I've been keeping track of what is happening in the economy. It has been an economic roller coaster ride just listening to the stock market, loss of jobs, lack of health care in the country crippling so many good people and in the trouble in the housing market. Which I know so well with the lack of sales overall in this country. Housing having the tendency to have a trickle effect to so much.&lt;br /&gt;&lt;br /&gt;I have also been paying close attention to the Presidential election as most of you have. Making the best choice for a leader with a good vision of how to resolve the problems created over the last 8 years is an enormous task for anyone to take on. God Bless the next president of the United States to make this country whole again.&lt;br /&gt;&lt;br /&gt;Aside from the lack of posting and what I have been up to lately. I have been keeping tabs the ways of Green as I am so passionate about. I joined the local chapter of the USGBC so that I can learn more, educate my readers and my clients alike. I believe very strongly that if anyone tries to change one thing at a time, the world will be a better place both in wellness and saving money for us today and in the future by creating some good habits.&lt;br /&gt;&lt;br /&gt;So in honor of Halloween quickly approaching, I wanted to share these tips that I read in the Green Guide, be healthy, save money, have fun. My priority this month, I will admit have been my kids and also enjoying some the beautiful weather Mother Nature has brought our way here in the beautiful Garden State.  My kids are just getting their last Hurrahs of summer.  We've been trying to squeeze in things to do everyday before the first day of school on Sept. 3rd.  &lt;br /&gt;&lt;br /&gt;I have also been catching up on my reading.  My schedule goes back to norm (somewhat) with my girls in school so, I will be able to post more interesting topics on how to be Green, happenings in NJ and of course, my passion and profession "Real Estate in NJ".  &lt;br /&gt;&lt;br /&gt;NJ has been suffering with the economy lately, slow real estate sales, high taxes, energy costs rising and yes we can blame the government and others for that but taking some initiative ourselves is crucial to bringing down costs, developing some good habits and making this world a better place.  &lt;br /&gt;&lt;br /&gt;I thought I would start with water.  Please read below some tips on water consumption.  I hope this offers you some ideas that you could use in your daily lives.  Have a Happy and Safe Labor Day weekend.........&lt;br /&gt;&lt;br /&gt;Every drop matters when it comes to water.  Here are five things you can do to save water in the kitchen and laundry:&lt;br /&gt;&lt;br /&gt;1. Use your dishwasher only for full loads.&lt;br /&gt;&lt;br /&gt;2. Use your automatic clothes washing machine only for full loads.&lt;br /&gt;&lt;br /&gt;3. If you wash dishes by hand, don't leave the water running for rinsing. If you have two sinks, fill one with soapy water and one with rinse water. &lt;br /&gt;&lt;br /&gt;4. Don't leave the faucet on while you clean vegetables. Just rinse them in a stoppered sink or a pan of clean water.&lt;br /&gt;&lt;br /&gt;5. Check the faucets and pipes for leaks. Leaks waste water 24 hours a day, seven days a week and often can be repaired with just an inexpensive washer.&lt;br /&gt;&lt;br /&gt;Let's all make this world a better place.&lt;div class="blogger-post-footer"&gt;Thank you for reading Garden State Green Homes. It started warm and sunny, in the evening the full moon was so bright and beautiful. It was the perfect backdrop make the fundraiser a memorable one.&lt;br /&gt;&lt;br /&gt;The event was a success. Not only were we able to raise money for this worthy cause but some many others also donated many items to the Madonna House to be sold in their Thrift Shop and for future sales. It was lots of fun, great food and many who came that didn’t know much about the Madonna House and all the good things that this organization does for the community. This event opened many doors to many other organizations that will benefit the Madonna House in the future.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;There were so many donated items that weren’t sold, L’Estrella and the Madonna House will be holding a garage sale to raise additional money in the near future. There are many beautiful paintings, prints, china, collectibles, furniture, etc.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;In addition to the funds raised, L’Estrella Studio in Colts Neck donated to the Madonna House a beautiful one of a kind painting to be hung at her location in Neptune. Becky Blonsky, the founder of the Madonna House was delighted as it so aptly represented what the Madonna House stands for. Their primary mission being to serve infants, children and women by providing supplies 'FREE OF CHARGE". Since 1987 an estimated 7,000 local children a year are aided by the Madonna House. Since then we have been gathering donations of paint and raising funds for other items that they need to help their organization run more smoothly. Through the applying some Feng Shui principles our purpose is to make some changes in their environment to increase a better energy flow, bring in harmony, prosperity and abundance to this valuable organization. Some describe Feng Shui a Chinese Earth Science or Ancient Art developed to bring people into harmony with nature, time and space. The literal meaning of Feng Shui is “ wind water”. Having a clean home or office, saving some money and supporting a healthy environment is a total WIN/WIN situation. &lt;br /&gt;&lt;br /&gt;I have chosen to start eliminating bleaches, ammonia's and other toxic cleaners because there really are other alternatives. I have children, I have pets and our overall help is extremely important to me. &lt;br /&gt;&lt;br /&gt;Besides the home made recipes below, I belong to a wellness club were I can by cleaners, food and other healthy supplies by phone or on-line. I save a ton of money, love the products and by the way they offer a way to make money with their wellness items as well. That my friends, I will write about on my next blog. &lt;br /&gt;&lt;br /&gt;In the meantime, try these cleaners which are less toxic, easy on the budget and saves a trip to the grocery store. Most of these items you may already have in your cabinets. &lt;br /&gt;&lt;br /&gt;ALL-PURPOSE CLEANER&lt;br /&gt;1/2 cup borax (borax can be found in the laundry aisle)&lt;br /&gt;1 gal. hot water&lt;br /&gt;&lt;br /&gt;Mix amounts in pail or use smaller amounts in a spray bottle (1/4 cup or borax to 1 qt. of hot water) Dissolve completely and begin wiping down, it makes a great surface cleaner.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Glass Cleaner&lt;br /&gt;1/4 cup white vinegar or 1 Tbsp. lemon juice&lt;br /&gt;2+ cups of water&lt;br /&gt;Fill a clean spray bottle with water and either white vinegar or lemon juice, wipe surfaces with an old newspaper. Do I really need to go out? Can I put off my so that I can combine my trip so as not to waste the gas in my Toyota 4Runner? &lt;br /&gt;&lt;br /&gt;I am also a Realtor and need to approach my business slightly differently when it comes to buyers wanting to go out and look at homes. These are my thoughts now but what happens when the weather starts to change.  The we also have to front more in the cost of heating our homes.  Many millions of Americans run on gas.&lt;br /&gt;&lt;br /&gt;I have read and seen a multitude about the gas prices but no one seems to have a solution or an idea of when it's going to stop. Below is an article from a newsletter I receive by Smart Growth Around America - newsletter@smartgrowthamerica.org.&lt;br /&gt;&lt;br /&gt;If any one out there has suggestions to help us all work together to see if we as a nation can bring about a change to stop this weekly increase insanity, I would LOVE to hear it.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Gas prices changing the face of America&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;Almost overnight, gas prices have become the most pressing issue in the minds of Americans. Desperate for solutions, many of us already have grabbed the low-hanging fruit: Combine trips. Work from home occasionally. Drive the sedan instead of the SUV. Carpool. Vacation close to home.&lt;br /&gt;&lt;br /&gt;Most people don't expect things to get much better any time soon: A poll commissioned by SGA and other groups earlier this year showed that 92 percent believe gas will only get more expensive in the coming years. Though struggling with near-term implications, many are starting to wonder how a future of costly energy will reshape their lives and landscape. You can already see it in the housing market, where people are unable to unload McMansions in partly-finished, distant subdivisions for the same reason they can't sell their large SUVs: Potential buyers don't want the high gas bills. Just this week, the Wall Street Journal, CNN and the Los Angeles Times all reported on how expensive gas is reshaping consumer demand.&lt;br /&gt;&lt;br /&gt;Americans are beginning to ask themselves the big questions: "How did we get to a situation where the only option we have is to drive? Why can't I take a train to work? Why can't my kids walk to school like I did?"&lt;br /&gt;&lt;br /&gt;With 95 percent of Americans lacking easy access to public transportation and untold millions living in unwalkable places, the time is now to increase our investment in strategies to lessen our need for gasoline and oil: better public transportation, more walkable and bikeable neighborhoods. Since I feel that we all need to be more environmentally consceince, it's an idea worthy of mentioning in my blog. &lt;br /&gt;&lt;br /&gt;What is a Rain Garden?  Here's the Wikepedia definition.  A rain garden is a planted depression that is designed to absorb rainwater runoff from &lt;a title="Impervious surface" href="http://en.wikipedia.org/wiki/Impervious_surface"&gt;impervious&lt;/a&gt; urban areas like roofs, driveways, walkways, and compacted lawn areas. This reduces rain runoff by allowing &lt;a title="Stormwater" href="http://en.wikipedia.org/wiki/Stormwater"&gt;stormwater&lt;/a&gt; to soak into the ground (as opposed to flowing into &lt;a title="Storm drain" href="http://en.wikipedia.org/wiki/Storm_drain"&gt;storm drains&lt;/a&gt; and &lt;a title="Surface water" href="http://en.wikipedia.org/wiki/Surface_water"&gt;surface waters&lt;/a&gt; which causes &lt;a title="Erosion" href="http://en.wikipedia.org/wiki/Erosion"&gt;erosion&lt;/a&gt;, &lt;a title="Water pollution" href="http://en.wikipedia.org/wiki/Water_pollution"&gt;water pollution&lt;/a&gt;, &lt;a class="mw-redirect" title="Flooding" href="http://en.wikipedia.org/wiki/Flooding"&gt;flooding&lt;/a&gt;, and diminished &lt;a title="Groundwater" href="http://en.wikipedia.org/wiki/Groundwater"&gt;groundwater&lt;/a&gt;).&lt;br /&gt;&lt;br /&gt;Rain gardens can cut down on the amount of pollution reaching creeks and streams by up to 30%. The weather is warm, more outdoor parties, cooking and overall entertaining.  If you have a grill that uses a propane tank, this is useful information that comes from the NATIONAL PROPANE GAS ASSOCIATION.&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;Meth cooks are getting the propane tanks from the exchanges at Wal-Mart, Kroger, etc. and emptying them of the propane. Then, they are filling them with anhydrous ammonia (which they now have a recipe for by the way). After they are finished with them, they return them to the store. They are then refilled with propane and sent back for you and me to buy.&lt;br /&gt;&lt;br /&gt;Anhydrous ammonia is very corrosive and weakens the structure of the tank. It can be very dangerous when mixed with propane and hoo ked up to our grills, etc. You should inspect the propane tank for any blue or greenish residue around the valve areas. If it is present, refuse to purchase that one.'&lt;br /&gt;&lt;br /&gt;Check out the following website for more details. It's a passion of mine to learn to reuse materials, recycle, to eat more organically, have less clutter, use less energy, do what I can as a person to help the environment. &lt;br /&gt;&lt;br /&gt;As a Realtor, the overall market is always a concern.  It's been a rocky road in the housing sales.  However, talking and writing about healthier ways of living go hand in hand in the Real Estate biz.&lt;br /&gt;&lt;br /&gt;A few years ago, I found an article about a study that NASA along with the &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_0"&gt;ALCA&lt;/span&gt; (Associated Contractors of America) conducted in the late 1980's about houseplants that was good news to homeowners and office workers.  &lt;br /&gt;&lt;br /&gt;This is Spring time, the weather is warming up, more outdoor living, more open windows but there are buildings where it's difficult to bring the fresh air in.   Not so good if you spend a lot of time in energy efficient buildings that lack the proper &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_1"&gt;ventilation&lt;/span&gt;.  If that's the case, the lack of good air quality can trap pollutants in the &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_2"&gt;unventilated&lt;/span&gt; buildings.&lt;br /&gt;&lt;br /&gt;The recommended plants can be found below. Note that all the plants in the list are easily available from your local nursery.&lt;br /&gt;&lt;br /&gt;1. They had a great ride there for a while back in 2002 - 2005 times were great.  Many, many real estate investors were born.  Even sellers who had not considered selling their homes jumped on the wagon and made huge profits in getting there homes sold. &lt;br /&gt;&lt;br /&gt;The real estate market just like anything else is a cycle.  Whatever goes up, must come down.  And down is where it seems to be heading.  We should consider ourselves lucky here at the Jersey Shore because our area is most definitely not experiencing the same downward spiral many other areas are like Florida, California and Nevada. &lt;br /&gt;&lt;br /&gt;The market here is not the strongest but at least buyers are now out looking.  Sellers need to realize that price is important.  Buyers are looking for a good deal because most know the market could still drop a little further.  Why are sellers so anxious and opposed to reducing their prices of homes for a sale?  If a home is not moving no matter how many open houses, advertising, marketing, even showings a listing could have, the reasons are most always the price.  The location and condition are important but PRICE to sell is a big deal.&lt;br /&gt;&lt;br /&gt;SELLERS NEED TO STOP BLAMING THE REAL ESTATE PROFESSIONALS FOR NOT DOING A GOOD JOB.  SELLERS NEED TO WORK MORE THAN EVER WITH AGENTS TO GET THEIR HOMES SOLD.  SELLERS NEED TO UNDERSTAND PRICING THE HOME TO SELL IN THE BEGINNING IS THE BEST WAY TO GENERATE AN OFFER ASAP.  SELLERS THAT TRULY WISH TO MOVE ON SHOULD REALIZE THAT FOR WHAT THEY MAY NOT REAP IN THEIR SALE THEY WILL MAKE IT UP IN A BUY. &lt;br /&gt;&lt;br /&gt;While housing affordability in New Jersey has improved over the last year, home sales remain weak due to a variety of factors including tighter lending standards and low confidence in home prices. In March, contract-sales activity ran 27% below one year ago despite a 9% increase from February. The clear signal is that the housing market has further to fall.&lt;br /&gt;While housing affordability in New Jersey has improved over the last year, home sales remain weak due to a variety of factors including tighter lending standards and low confidence in home prices. Adding to these housing troubles is growing concern about job security as the economy shows increasing signs of weakness. Particularly worrisome for the northern New Jersey submarket is a new Department of Labor estimate which projects as many as 36,000 job cuts on Wall Street, nearly double the previous estimates. Should this play out, housing demand in Manhattan and its surrounding suburbs will be further reduced.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;  As a result, expect the Spring selling season to be ‘late &amp;amp; brief’ with only a modest increase in sales activity. Given that contract-sales activity this year is the weakest in recent history (see chart at right), the 2nd half of the year will pose significant challenges for home sellers as prices continue to drift downward.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;  The one positive note for the housing market is that the growth in Unsold Inventory has slowed significantly and is actually declining in some markets. As a result, the New Jersey housing market has 10.5 months of for-sale inventory, down from 11 months in February. It's big concern as selling prices continue to drop and houses not selling as fast as they should in the beginnings of this Spring Market. When I look at is the activity in the MLS becoming more price reductions than UNDER CONTRACT AND CLOSED SALES makes me wonder how soon will this Real Estate Market adjust itself. Even though when we look at the nation as a whole, NJ is not in that bad a shape. &lt;br /&gt;&lt;br /&gt;However, here in our lovely Garden State there are other things to consider, the fact the many people are hurting because the weak economy has put many in a position on not being able to make ends meet. We are losing jobs to New York and Pennsylvania then, waiting and waiting for the government to take steps in helping our citizens is a lesson in patience and doing the best we can.&lt;br /&gt;&lt;br /&gt;Our homes are our biggest investment and what can we do if we fall to far behind in our mortgages. Something to consider if there are no other alternatives is a short sale on your home before you get too deep in debt and can't get out. Lenders would prefer to try and work a short sale out before go through the process of foreclosure with anyone if there is still time.  Banks and Mortgages companies are being bombarded lately with calls. To speak to one individual who is knowledgeable about your situation is tough. If I can help in anyway let me know. I will give you the best advice I can to get you though these hard times.&lt;br /&gt;&lt;br /&gt;Call the Bank and let them know you wish to sell your home through a short sale and let a real estate professional help guide you through the process. We all have our ups and downs. We steamroll through out days and forget to take some time to smell the coffee, take a deep breathe, slow down.&lt;br /&gt;&lt;br /&gt;Our homes or work environments can be a catalyst to making our days harder. As I've gotten older, I have taken time to count my blessings and be grateful. Life is too short. We need to take good care of ourselves and our spaces.&lt;br /&gt;&lt;br /&gt;When I feel the pressure of my day starting to take a toll on me, I take a break. Take a walk with my dogs, a ride in my car to the beach, stand up and stretch, yoga or meditation helps, or just simply just take a few deep breathes and just bask in the quiet before I go back to my tasks at hand.&lt;br /&gt;&lt;br /&gt;Our spaces should also be considered. When we take the time to treat our homes or offices like beloved treasures, we can shift their energy from being merely places to being wellsprings for the replenishment of our energy.&lt;br /&gt;&lt;br /&gt;Spring is here, and taking advantage of making positive changes in life; sure is a good thing. Small things can make a big difference, like simply moving items so that we constantly gaze upon the things we love the most, liberating the treasures we’ve hidden in our closets, using our best dishes and making small repairs.&lt;br /&gt;&lt;br /&gt;Organizing, making repairs, and lovingly rejuvanting our spaces can increase the good flow in our spaces and mentally provide us with a new and refreshed attitude that can make our days flow much better.&lt;br /&gt;&lt;br /&gt;It's a new season filled with the promise of new growth, wonderous opportunities and a great success. Some buyers even fearful and they convince themselves that if they purchase a home today, they still could OVERPAY for the AMERICAN DREAM.  I came across a great article that was recently published in Times Magazine February 25, 2008 in the "Right on your Money" section by Dan Kadlec, states that "Fianance costs will rise as the economy recovers, so trying to time real estate might not pay off"  &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;BUYING TODAY &lt;/strong&gt;&lt;br /&gt;If a home costs $218,900.00 putting 20% down on a 30 years fixed rate at 5.5% your payment would be &lt;strong&gt;$994.31.&lt;/strong&gt;&lt;br /&gt;&lt;strong&gt;BUYING IN 12 MONTHS&lt;/strong&gt;&lt;br /&gt;Buying the same home at a price of $197,010 calculating that the home prices fall about 10% and the recessions ends, the Feds would increase the interest rate to about 6%, then the mortgage payment for the same home for a 30 year fixed loan would be $994.94. &lt;br /&gt;&lt;br /&gt;He states that the bottom line is that waiting to buy does not necessarily save you any money but cost you money in the long run for the same home. It makes you think, doesn't it?  It's not a wonder so many people are deciding to leave the Garden State.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Today, in his budget address to a joint session of the New Jersey Legislature, Governor Jon Corzine outlined his spending priorities for the upcoming year. The Governor unveiled a proposal that cuts state spending by $500 million over the previous year's $33.5 billion budget and does not contain any new taxes or fees.&lt;br /&gt;&lt;br /&gt;Governor Corzine is looking to achieve a reduction in state spending by cutting a minimum of 5,000 state jobs through a series of layoffs and buyouts. Governor Corzine said he wants to reduce the size of state government by also eliminating the Departments of Agriculture and Personnel, and the Commerce Commission. The plan calls for aid to hospitals, municipalities, and colleges and universities to be reduced. &lt;br /&gt;&lt;br /&gt;Governor Corzine also acknowledged New Jersey's property tax crisis in his budget address. Under his FY 2009 spending proposal, 70 percent of homeowners will receive exactly the same $1,000-plus rebate they received last year. However, the Governor wants to reduce property tax rebates for households who earn between $100,000 and $150,000. Under his plan, if your household income exceeds $150,000 you will no longer be eligible for the rebate program. Additionally, Governor Corzine seeks to increase educational aid by $550 million, as was called for in the new school funding formula. &lt;br /&gt;&lt;br /&gt;We are encouraged by the fact that no new taxes were imposed on the real estate industry or property owners. However, the budget proposal unveiled today is a template and NJAR® anticipates that there will be many changes to it before it is enacted into law. As always, NJAR® will closely monitor all budget negotiations and will keep you informed of any developments. There is balance to all, the good, the bad, the yin, the yang, it's all a cycle we need to ride out.  There is always a &lt;strong&gt;BRIGHT SIDE.&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;Amid all the challenging economic times, recession, rising prices at the grocery stores, health insurance, expensive auto insurance, property taxes, housing foreclosures, a slow job market, rising costs of living, the NJ deficit, Gov. Corizine’s proposed toll hikes, constant pressures to make ends meet, etc.  There is always a &lt;strong&gt;BRIGHT SIDE.&lt;br /&gt;&lt;/strong&gt;&lt;br /&gt;This is a GREAT TIME to really learn to appreciate what you currently have. Learn better spending habits, try to stick to want you need to buy,not more than the toys that you have to have and stick to the basics. &lt;br /&gt;&lt;br /&gt;Investing is better for some since many stock prices have gone down that were up high before, and it's great time to PURCHASE REAL ESTATE!&lt;br /&gt;&lt;br /&gt;&lt;div align="left"&gt;Real Estate is solid investment. A first time buyer or someone that is looking to BUY UP is in a GREAT POSITION if the have built up equity, good credit, first time buyers have a great chance to purchase a nice home for their money, many can get a great DEAL. I know I'm not the only one concerned about the rising taxes in our Garden State.  Since the real estate community has been experiencing blows left and right in the last several years.  It's only fair that I bring this new potential tax plan to your attention. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;The New Jersey Home Sales Tax&lt;/strong&gt;&lt;br /&gt;&lt;strong&gt;&lt;/strong&gt;&lt;br /&gt;The Realty Transfer fee is a state imposed fee that began in 1968 as a nominal charge for tracking real estate transactions.  It has increased dramatically in the last several years, especially due to the &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_0"&gt;phenomenal&lt;/span&gt; real estate buying explosion we've had from 2003 - 2005. &lt;br /&gt;&lt;br /&gt;The NJ Homes Sales Tax aka Realty Transfer fee has increased on an average home in our lovely garden state about &lt;strong&gt;80%.&lt;/strong&gt;&lt;br /&gt;&lt;strong&gt;&lt;/strong&gt;&lt;br /&gt;&lt;strong&gt;THE NJ STATE LEGISLATURE IS CONSIDERING FURTHER INCREASES BY PERMITTING MUNICIPALITIES TO ESTABLISH THEIR OWN FEES IN ADDITION TO THE ALREADY IMPOSED STATE FEES.&lt;/strong&gt;&lt;br /&gt;&lt;strong&gt;&lt;/strong&gt;&lt;br /&gt;&lt;div align="center"&gt;&lt;span style="font-size:180%;color:#ff0000;"&gt;&lt;strong&gt;THIS IS WRONG!&lt;/strong&gt;&lt;/span&gt;&lt;/div&gt;&lt;div align="center"&gt;&lt;span style="color:#000000;"&gt;&lt;/span&gt; &lt;/div&gt;&lt;div align="left"&gt;Please log on to &lt;a href="http://njhometax.com/"&gt;http://njhometax.com&lt;/a&gt; for further information and learn what to do to help stop the Home Sales tax increase.  &lt;/div&gt;&lt;div align="left"&gt; &lt;/div&gt;&lt;div align="left"&gt; &lt;/div&gt;&lt;div class="blogger-post-footer"&gt;Thank you for reading Garden State Green Homes. Bates, Environmental Writer for the Asbury Park Press caught my attention. In it Mr. Bates writes that New Jersey is preparing an 18 month study of birds and marine life 20 nautical miles offshore prior to the pilot project that will enable New Jersey to reap the benefits from the use of this Wind Generated Energy Alternative. This study is in advance of the Wind Turbine test that was included in the State's 2007-2008 budget at a cost of $4.5 million, including the $2 million from the Clean Energy Fund for a Wind Power Ecological Baseline Study.&lt;br /&gt;&lt;br /&gt;I was curious to know exactly how many of these This Wind Generated Energy Alternatives were actually up and running. Last year, the US Naval Station on Guantanamo Bay Cuba completed the installation of a pair of wind turbines on John Paul Jones Hill, the base’s highest point.&lt;br /&gt;&lt;br /&gt;The world's largest wind farm at Altamont Pass, California, USA, consists of 6,000 wind turbines generating 1 TWh of electricity per year. Wind farms supply about 1.5% of California's electricity needs.&lt;br /&gt;&lt;br /&gt;The EERE Information Center (The US Dept. of Energy Efficiency and Renewal Energy) has listed Installed Wind Capacity data of where various Wind Farms are located &lt;strong&gt;&lt;a href="http://www.eere.energy.gov/windandhydro/windpoweringamerica/"&gt;http://www.eere.energy.gov/windandhydro/windpoweringamerica/&lt;/a&gt;&lt;/strong&gt;&lt;br /&gt;&lt;strong&gt;&lt;/strong&gt;&lt;br /&gt;Energy alternatives are topics that no one should shy away from. There are sources for questions about Wind Energy. The Wind Energy Development Programmatic EIS Information Center, is an online center for Energy Development, check out the FAQ's on this site,&lt;br /&gt;&lt;a href="http://windeis.anl.gov/faq/index.cfm"&gt;&lt;/a&gt;&lt;a href="http://windeis.anl.gov/index.cfm"&gt;&lt;strong&gt;http://windeis.anl.gov/index.cfm&lt;/strong&gt;&lt;/a&gt;&lt;br /&gt;&lt;br /&gt;I believe New Jersey is making positive strides in helping the climate and quality of life for our residents. While there will always be PROS AND CONS to anything. In my opinion this is a winning proposition for our beautiful Garden State. As of today, he needs an additional 55,626 people to sign their message located at &lt;a href="http://algore.com/cards.html"&gt;http://algore.com/cards.html&lt;/a&gt;,they already have 294,374 signed messages. If we can do this, it will be as though 350,000 of us were there at the hearing expressing our determination to convince Congress to act. &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;A few suggestions for ways we can help at home, at the office, or at recreation times. With Spring around the corner, it's a good time to start. Any little bit we commit to do goes a long way. Challenge yourself and before you know it, it'll be a habit. &lt;br /&gt;&lt;br /&gt;1. Drive less, ride a bike to and from work or take public transportation.&lt;br /&gt;&lt;br /&gt;2. Get your car tuned up to run more efficiently.&lt;br /&gt;&lt;br /&gt;3. Buy only produce that is grown locally.&lt;br /&gt;&lt;br /&gt;4. Bring my own bags to the market.&lt;br /&gt;&lt;br /&gt;5. Take shorter showers to save heating the water.&lt;br /&gt;&lt;br /&gt;6. Plant a tree and help protect our forests.&lt;br /&gt;&lt;br /&gt;7. Reduce, reuse, and recycle.&lt;br /&gt;&lt;br /&gt;8. Unplug unused appliances and electronic devices.&lt;br /&gt;&lt;br /&gt;9. The article is titled “Zoned to the Horizon” by George Hawkins, dated February 18, 2007. &lt;a href="http://www.njfuture.org/Media/Docs/NYTOp-Ed%202-18-07.doc"&gt;www.njfuture.org/Media/Docs/NYTOp-Ed%202-18-07.doc&lt;/a&gt;&lt;br /&gt;&lt;br /&gt;In it he writes about a topic in our state that is not discussed often enough, called “Urban Sprawl”. I find this issue compelling due to the fact that Governor Corzine most recently made a commitment to take a stand to help the environment and begin measures preventing the effects of Global Warming.&lt;br /&gt;&lt;br /&gt;“Urban Sprawl” is unplanned, uncontrollable spreading of urban development into areas adjoining the edge of a city. Characteristics often include the distance from employment to commercial centers, dependence on automobile travel, extended Public Infrastructure and little In-Fill Development. These land use choices strongly affect our Public Health and Quality of Life.&lt;br /&gt;&lt;br /&gt;It is important that we all educate ourselves, take a stand and really look at how our tax dollars are spent.&lt;br /&gt;&lt;br /&gt;I found a couple of websites that could give us all ideas on how we can help bring about change for the better. Not only as New Jerseyans but all over the country.&lt;br /&gt;&lt;br /&gt;The Transportation Research Board (TRB) a division of the National Research Council who serves as an independent advisorary board to government is a great source of education and ideas &lt;a href="http://www.trb.org/"&gt;http://www.trb.org/&lt;/a&gt;. &lt;br /&gt;&lt;br /&gt;The Sierra Club &lt;a href="http://www.sierraclub.org/sprawl/overview/"&gt;http://www.sierraclub.org/sprawl/overview/&lt;/a&gt; is a great place to get some additional information on how we can begin making positive contributions to our beautiful planet worth saving.&lt;div class="blogger-post-footer"&gt;Thank you for reading Garden State Green Homes. New Jersey is generally at HIGH &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_1"&gt;RiSK&lt;/span&gt; to the environmental effects of Global Warming due to our topography, coastline and coastal development.&lt;br /&gt;&lt;br /&gt;As a New Jersey Realtor since 1993 I have noticed that many existing homes and new homes built today are not hitting the mark in making this aggressive goal a reality. I believe we all have an obligation to make this mission come true for ourselves and future generations.&lt;/div&gt;&lt;div align="center"&gt; &lt;/div&gt;&lt;div align="center"&gt;&lt;/div&gt;&lt;div align="center"&gt;&lt;/div&gt;&lt;div align="center"&gt;&lt;/div&gt;&lt;div align="center"&gt;On February 2, 2007 the United Nations Intergovernmental Panel on Climate Change (&lt;span class="blsp-spelling-error" id="SPELLING_ERROR_2"&gt;IPCC&lt;/span&gt;) issued a report concluding that there is a 90% chance that global warming is caused by human activity. &lt;a href="http://www.ipcc.ch/"&gt;http://www.ipcc.ch/&lt;/a&gt; &lt;/div&gt;&lt;div align="center"&gt;&lt;br /&gt;Most recently NJ has begun a program for builders and homeowners to raise awareness, to set a building standard and to create a demand for healthy, efficient and environmental conscience dwellings. &lt;a href="mailto:njhighperfomance@dcs.state.nj.us"&gt;njhighperfomance@dcs.state.nj.us&lt;/a&gt; &lt;/div&gt;&lt;div align="center"&gt;&lt;br /&gt;We all can take small steps by reducing energy consumption in our homes. Breaking bad habits, being more energy savvy as consumers is a beginning. Builders can start incorporating more energy conscience solutions in they building practices. This will open up new opportunities for more job growth, technology and innovation.
